Where the magic happens

No.124 by GuestHouse is a beach-front beauty, straddling three Victorian and Georgian townhouses. From the roof down, you'll find 32 impeccably designed rooms and suites, and then our ground floor, complete with games room, lounge zones - a disco ball - and of course The Bar at No.124. Hop outside from The Bar to discover The Terrace - a sizzling seafront destination. Back inside, you'll discover The Courtyard, a winter garden room for private hire, and the FieldTrip Spa. Head downstairs, to discover Pearly Cow Brighton, with its own terrace, bar and private dining options.

Take things up a notch with a blue-sea meeting on the Brighton seafront at No.124 - with beach walks on the menu and even a bracing dip in the big blue at your finger tips, combined with our seaside-chic rooms & stunning cuisine, it's a recipe for success!

    Exclusive Use

    As the name sounds, our GuestHouse can be home to your event exclusively - that's right, all yours! From sunset cocktails on the terrace, to dancing the night away at Pearly Cow, our pad is a very impressive place to take-over indeed. Exclusive Use includes all 32 bedrooms for the night with breakfast the following day. It is available with or without Pearly Cow, as the ground floor of No.124 offers the Bar, Games Room, Lounge, Courtyard and Terrace, where you can still throw a fabulous 'do', although if you want a seated dining occasion, Pearly Cow if your best bet - and the rest is up to you!

    • Sit-down dining for up to 48 guests (if Pearly Cow is also taken exclusively)
    • Casual dining (bowl food, table spread etc) for up to 150 guests using the 124 Ground Floor

        There are several spots to gather at No.124 set across the ground floor and Pearly Cow. Each offers ways of creating totally bespoke events, or if you prefer, you can opt for our excellent value package, detailed below, at just £95 per person.

        2. The Courtyard at No.124

          Seats 20

          The Courtyard at No.124 is a stunning winter garden, combining chic and comfy seating with original features and of course a fully glazed ceiling, complete with dramatic planting from Wild Renata Flowers. At home between No.124 and FieldTrip Spa at No.124, it's the perfect place to gather - whether for a decadent dinner under the stars, or perhaps a hen do combining spa treatments and afternoon tea.

          The  terrace is an unbeatable setting for sizzling summer soiree - up to 52 lucky guests can sup and sip with views across the beach & sea. The Brighton riviera has never looked so good!

        4. Pearly Cow Drawing Room

          In Pearly Cow, the Drawing Room can accommodate up to 12 guests for an intimate private supper, with a pre-order from the a la carte menu. Adjacent to the Drawing Room and included in your private hire is the Snug, a space to gather for drinks before and after your meal.

          Private Hire of Pearly Cow entirely is also available, including the Pearly Bar, Drawing Room, Snug and Restaurant.

        5. Pearly Cow Exclusive Hire

          Combining the Pearly Cow bar & dining room, we have space for up to 48 guests to enjoy our signature steaks and shellfish. Hire of Pearly Cow includes the Pearly Cow terrace, sit-at bar, Drawing Room and Snug, making it an ideal space for an event, with different locations for drinks and photos.
